It is very easy to make the misstep of only reviewing asking prices in your area and basing your asking price on that data alone. This could have the result of your home taking longer to sell and for a lower price because the asking price was not competitive to begin with. Once you understand what houses are selling for the next phase is to determine what the market is doing. Prices will usually be on the rise or in a decline each month but by how much? But be careful to keep your focus on your particular area. While values may be rising or falling in a large geographical area as a whole, local markets may be experiencing the reverse. All of this will not only allow your listing to stand out from your competition but can also assist in bringing you more qualified buyers.

At the end of the day you need your property sold for the highest possible price and in the quickest amount of time. You will stand to have the greatest chance of success by doing a little homework and implementing a proper marketing plan.
